Representations on Candidate Sites Register - PY0006 - Land adjacent to 19 Llannant Road, Goresinon

Representation ID: 18299

SUPPORT Gorseinon Town Council (Mr John Millard)

Summary:

Supported - The site currently lies on the edge of the settlement, within open countryside as currently protected by the green wedge EV23 allocation in the UDP. Representations were made at the public meeting that there were special agricultural circumstances that should be considered in this case for agricultural dwellings to ensure the long term viability of one of the last remaining milking farms in the area.

SUPPORT Mr Stuart Evans

Summary:

I would like to support this candidate site.

Access is good and its location on the fringes of Penyrheol is well suited for inclusion within the LDP.

The intended use for this site is to provide much needed accommodation for on of the last working dairy farms in the area.

I strongly believe it is essential to support local family business of which in this case produce fresh local produce.

This candidate site and its circumstances should be considered by Swansea Council.

Cllr Stuart Evans.

I wish to offer my support in relation to this application as the applicants are currently living in caravans and is not suitable for a growing family. in order for the farm to remain viable, there is a genuine need for additional permanent accomodation. The land being considerred is currently surrounded by existing houses and this development would not look out of place

Summary:

I live in an infill property which is only a few doors up from this candidate site. My house was built some 3 years ago and has proved to have no detrimental effect to the day to day running of Llannant Road.

I would like to put my support behind this application, especially due to its special circumstances.

This application is vital to the day to day running of Llannant farm, which inturn is vital to the upkeep of the surrounding area that we all live in as neighbors on Llannant Road.

I have recently been successful with a planning application for a new house on a neighboring street. I would like show my support for this candidate site as I see it as no different to my own. SUPPORT Mr Richard Gronow

Summary:

I currently live opposite the candidate site and I am pleased to show my full support toward PY0006.

Llannant Road is clearly wide enough to take this development as there is ample room for a paved area and off-road parking to the site.

I see this site as no different to any other new builds on Llannant road, in my opinion they are infill developments as they are already numbered as 21 and 23 Llannant Road.

Previous refusals are where my neighbours have applied for planning in their rear gardens, where as in this instance it is clearly not the case.

Summary:

My wife and I have lived and worked in the area for over 70 years and I support this planning application.

I have been to most of the local planning meetings and it is encouraging to see the local council supporting small local developments, which are to benefit local people.

The siting of this planning application would fit in well to the character on Llannant Road and has no reason not to be successful.

Summary:

Fully in support of this proposed development as:

1) It is going to provide symmetry to the road as it is a simple infill development.
2) It will allow local farmers to keep a family run business operating.
3) It will stop the land from being sold to a large propery developer. In doing so this will stop the over-development of the area and will stop the destruction of natural habitats.

Objections to the development are short-sighted & I'm sure those who live in the area do not wish to have a major housing development on their doorstep.

I only live a couple of hundred yeards away from the proposed site. I fully support this and feel that the proposed residential dwellings within this site would fit in to the other houses on Llannant Road as if they have always been there and provide extra accommodation for the residents of Penyrheol. This is a good thing and should have no problems in my opinion.

Summary:

This application has my support. Providing housing to young farmers within the local community should be a high priority. People want countryside to stay countryside, but they forget about who is keeping the countryside looking as well as it does. This site is clearly not "encroaching" into the countryside but more so looks like it should have always been there.

As a former resident of Llannant Road, and also someone who has build their own property on Llannant Road I can say that I fully support this application to level off Llannant Road as there is clearly space for 2 houses adjacent to 19 Llannant road as infil to the surrounding area. OBJECT Mrs Lesley Gowen

Summary:

Subject to flooding..
Too many homes in close proximity will be at risk of excessive noise/possible vandalism/damage to fences etc if not properly supervised...
It would provide a secret and hidden place for disaffected youths to congregate...They currently gather on the (SCC provided) seat outside the primary school, where they also climb the school walls and sometimes the school roof, and have recently sprayed the seat with paint.
Access from Heol Gwenallt is a very narrow path extremely close to two properties.
It is a dank dark area, totally unsuited to use as a playground

With Reference to Planning Permission to build 2 dwellings adjacent to 19 Llannant Road, submitted by John and Andrew Stevens, Llannant Farm, Penyrheol, Gorseinon, SA4 4ND.

I would be grateful if you would consider in favor of the applicants, as it is imperative that they live in close proximity to Llannant Farm. I have known the family for over 50 years and can assure you of their integrity, always having proved to be good neighbors to the community of Penyrheol.

Summary:

As a long standing resident of Llannant Road, I can understand the need for the two extra houses for the residents of Llannant Farm. I fully support this as it would be infil and provide residence for the two sons who currently reside on Llannant Farm. Their need to be within close proximity of the farm is essential and can only prove to be a good thing for the community and will help the residents of Llannant farm to continue farming in Penyrheol. There would also be no extra traffic as both currently use the road every day.

OBJECT Mrs Anita Williams

Summary:

1. Llannant Rd is narrow, and most of which is single track. Extremely busy with all types of vehicles the farm and water treatment plant. Additional traffic will cause undue pressure on the locality.

2. There is already insufficient parking.

3. Sufficient and varied properties for sale in walking distance of site.

4. Regularly used for grazing livestock and part of the working local farm.

5. Planning has been denied too many other application in the area, if this is approved, a precedent will be set.

6. There are existing difficulties with water pressure more houses will have further detrimental affect.

The proposed houses would blend into the existing properties and would allow farming to continue at Llannant farm. They wouldn't affect any other nearby houses as they would be built far enough back off the road and inline with the neighbouring house

Summary:

the planners gave permission for an extension of the council estate some years ago behind the proposed site. These houses were built way out of line of any houses in the area. What John and Andrew propose will surely just even up the houses on both sides of llannant road. These hard working people should be encouraged to carry on farming and this decision would allow them to do this.

Summary:

Surely you can't object to two hard working men wanting their own houses on their own farm. The proposed houses would not be out of line of the existing properties unlike the extension of the council estate that was built some years ago behind the proposed site. If planning was allowed for all those houses then you have to give consent for these two.

Summary:

With regard to the advanced information RE: Site Ref PY006, Site Location - Land adjacent to 19 Llannant Road, Gorseinon, please be advised I am opposed to this planning application which is opposite my property, not on the grounds of restricted light, spoilt views etc. but simply on the following point:-
Some 2/3 years ago planning permission was sought and refused by the occupants of the property opposite the proposed site Ref. PY006. Permission was turned down on a number of important points, which surely must also apply with this aforementioned application.
