SUPPORT Gorseinon Town Council (Mr John Millard)
Supported - The site currently lies on the edge of the settlement, within open countryside as currently protected by the green wedge EV23 allocation in the UDP. Representations were made at the public meeting that there were special agricultural circumstances that should be considered in this case for agricultural dwellings to ensure the long term viability of one of the last remaining milking farms in the area.

Access is good and its location on the fringes of Penyrheol is well suited for inclusion within the LDP.
The intended use for this site is to provide much needed accommodation for on of the last working dairy farms in the area.

This candidate site and its circumstances should be considered by Swansea Council.

Llannant Road is clearly wide enough to take this development as there is ample room for a paved area and off-road parking to the site.
I see this site as no different to any other new builds on Llannant road, in my opinion they are infill developments as they are already numbered as 21 and 23 Llannant Road.
Previous refusals are where my neighbours have applied for planning in their rear gardens, where as in this instance it is clearly not the case.

Too many homes in close proximity will be at risk of excessive noise/possible vandalism/damage to fences etc if not properly supervised...
It would provide a secret and hidden place for disaffected youths to congregate...They currently gather on the (SCC provided) seat outside the primary school, where they also climb the school walls and sometimes the school roof, and have recently sprayed the seat with paint.
Access from Heol Gwenallt is a very narrow path extremely close to two properties.
It is a dank dark area, totally unsuited to use as a playground

As a long standing resident of Llannant Road, I can understand the need for the two extra houses for the residents of Llannant Farm. I fully support this as it would be infil and provide residence for the two sons who currently reside on Llannant Farm. Their need to be within close proximity of the farm is essential and can only prove to be a good thing for the community and will help the residents of Llannant farm to continue farming in Penyrheol. There would also be no extra traffic as both currently use the road every day.

1. Llannant Rd is narrow, and most of which is single track. Extremely busy with all types of vehicles the farm and water treatment plant. Additional traffic will cause undue pressure on the locality.
2. There is already insufficient parking.
3. Sufficient and varied properties for sale in walking distance of site.
4. Regularly used for grazing livestock and part of the working local farm.
5. Planning has been denied too many other application in the area, if this is approved, a precedent will be set.
6. There are existing difficulties with water pressure more houses will have further detrimental affect.

Surely if the council were granted permission to extend the council estate into farmland not in line with any other housing, then planning for two farm workers houses on the land that is overlooked by the council estate must be allowed.

the planners gave permission for an extension of the council estate some years ago behind the proposed site. These houses were built way out of line of any houses in the area. What John and Andrew propose will surely just even up the houses on both sides of llannant road. These hard working people should be encouraged to carry on farming and this decision would allow them to do this.

Surely you can't object to two hard working men wanting their own houses on their own farm. The proposed houses would not be out of line of the existing properties unlike the extension of the council estate that was built some years ago behind the proposed site. With regard to the advanced information RE: Site Ref PY006, Site Location - Land adjacent to 19 Llannant Road, Gorseinon, please be advised I am opposed to this planning application which is opposite my property, not on the grounds of restricted light, spoilt views etc. but simply on the following point:-
Some 2/3 years ago planning permission was sought and refused by the occupants of the property opposite the proposed site Ref. PY006. Permission was turned down on a number of important points, which surely must also apply with this aforementioned application.
